Meeting with tenants in the mall under construction at Polezhaevskaya

Representatives of TPS Real Estate met with retailers on January 21st in the mall under construction at Polezhaevskaya subway stop. The organizers showed potential tenants the shopping mall to open in 2016 and dwelled on the advantages of working with the chain developer TPS Real Estate.

The gross built area of the mall at Polezhaevskaya nears 114,000 sq m, GLA being 50,000 sq m. This floor area is sufficient to provide enough retail space for every tenant with solvent demand. The project is not huge like some other malls where it’s next to impossible to create the atmosphere of comfort. Residing in the catchment area of the mall at Polezhaevskaya are 1.2 million people – by this parameter it ranks first among the immediate competition. Scheduled for 2016 in the near proximity to the shopping mall is the opening of the first section of the third interchange circuit that will serve as a link between Delovoy Tsentr, Khoroshevskaya and Dinamo subway stations and some time later – between all other stations of this interchange circuit.

“While developing the concept of this shopping center, we looked to the specific audience that somehow dropped out of sight of our competition in the same catchment basin,” noted First Vice President of TPS Real Estate Alexei Chinaliev. “The core of this target audience is consumers aged 18-30, their number standing at 316 thou people and their spending at malls amounting to $2.4 million. This is the so-called millennial generation of progressive young fellows. While being still quite youthful, roughly half of this target audience’s core group is people having their families and kids, which is a noteworthy fact.”

To follow up with his talk about the infrastructure aimed at creating maximum comfort, Mr. Chinaliev added that both in this and other projects his company tries to prioritize the convenience of visitors: mother and child rooms, family leisure rooms, children’s playgrounds and special bathrooms, baby buggy rent and other similar features become an indispensable attribute of the projects developed by TPS Real Estate. What’s more, free Wi-Fi will be available across the entire mall, including the leisure and socialization area where visitors may just sit down, relax and enjoy their time without rushing.

The developer has already decided on the mall’s anchor tenants: participating in the project are market leaders – national and international operators running large retail chains and boasting the highest turnover per square meter in their respective segments. These are AB Market – a new format of Azbuka Vkusa chain, M.video, Formula Kino and Detskiy Mir. The restaurant zone will take up 4,000 sq m and present 23 concepts.
